Statewide schedule — read this before you rely on it

The statute itself splits the state: Douglas, Lancaster and Sarpy counties go delinquent a month earlier (April 1 and August 1) than the other 90 counties (May 1 and September 1). Most counties in this state follow these dates.

Delinquent tax bears interest from the delinquency date and the county may sell a tax lien certificate on the property.

Taxes become due and attach as a lien on December 31, and county treasurers mail statements in the fall for the two halves paid the next year.

Pierce County at a glance

What would the tax be on a house I buy here?

On a $400,000 purchase in Pierce County, NE, property tax comes to about $3,456 a year — roughly $288 a month — at this county's effective rate of 0.86%.

$

Effective rate 0.86% = this county's median owner-occupied tax bill ($1,884, ACS 2022 5-year estimate) divided by the typical home value at the time ($218,023, Zillow, 2022-12-31). Exemptions the seller holds — homestead, senior, veteran — usually do not transfer with the deed, so a new purchase can run above this figure. The county assessor sets the assessed value; this is an estimate, not a quote.
