Statewide schedule — read this before you rely on it

Counties follow the statutory May 15 and October 15 dates; only a statement postmarked after April 25 pushes the first-half deadline 21 days. Most counties in this state follow these dates.

A 2% homestead or 4% nonhomestead penalty attaches the day after the due date and grows monthly to caps of 8% and 12%.

The county sends a single property tax statement covering both halves after the levy is certified, and it carries the May and October coupons.

Anoka County at a glance

What would the tax be on a house I buy here?

On a $400,000 purchase in Anoka County, MN, property tax comes to about $3,332 a year — roughly $278 a month — at this county's effective rate of 0.83%.

$

Effective rate 0.83% = this county's median owner-occupied tax bill ($2,937, ACS 2022 5-year estimate) divided by the typical home value at the time ($352,469, Zillow, 2022-12-31). Exemptions the seller holds — homestead, senior, veteran — usually do not transfer with the deed, so a new purchase can run above this figure. The county assessor sets the assessed value; this is an estimate, not a quote.
